AAB and Studio Myco were commissioned to undertake a feasibility study for the former Grant’s Hotel on Castle Street, Roscrea, exploring viable future uses for this landmark site, including the potential reintroduction of a hotel. Given its scale, prominence, and central location, the study adopted a Town Centre First approach, considering how the site could contribute meaningfully to the wider regeneration of Roscrea town centre and align with the ambitions of the Roscrea Town Centre First Plan.
Reimagining Grant’s Hotel as a catalyst for town-centre regeneration in Roscrea.
Through detailed site analysis, heritage appraisal, and urban design testing, a range of development scenarios were developed - from sensitive retention and adaptation of the existing building to more transformative options that unlock the full potential of the site. This included proposals to improve permeability and reconnect the town centre, such as the reinstatement of the historic archway, strengthening links between Castle Street and surrounding areas.
Community and stakeholder engagement was central to shaping the study. Studio Myco led a public engagement event where a range of options were presented and openly discussed, allowing local residents and businesses to explore the implications of different approaches. Feedback from this event, alongside targeted meetings with key stakeholders - including the Roscrea Town Team, statutory bodies, and local representatives - directly informed the refinement of the preferred proposals, ensuring they respond to local priorities and the town’s character.
The final feasibility study is underpinned by robust technical analysis, including building condition surveys, energy and sustainability modelling, business case testing, and high-level capital cost planning.
